The private plot is substantially smaller, and only the developer can say by how much.

If a rate is quoted to you per square foot of plot, you cannot check it against anything in the public record. Get the plot dimensions in writing and marked on the approved plan before you discuss money.

The result - roughly ₹7.18 crore - is a land-and-construction budget apportioned across units, before margin, before the carpet-to-saleable difference, before everything that actually sets a sale price. A number derived that way is a fabrication built on a real figure, which makes it more persuasive and no more true.

What the cost filing does prove

Land at ₹308.43 crore over 50.81 acres is ₹6.07 crore per acre. The apartment project on this estate files ₹89.72 crore over 14.78 acres - also ₹6.07 crore per acre.

Two independently filed declarations landing on the same rate to two decimals is one sale deed apportioned by area. It is genuine evidence that the paperwork records a real transaction rather than being assembled. It still says nothing about what a villa costs.
