The project registered on 9 September 2026 and is certified for completion on 30 September 2032. No villa has been built. There is nothing on this land to photograph, so every image associated with this project - here or anywhere - is a representation of an intention.
That matters more than usual on this particular project, for a reason set out at the bottom of this page: two other Karnataka registrations use the "Riverine" name, so an image search will return other companies' work.
What the filing does fix about the form
The registration contains no elevations, renders, materials or finishes. It does fix the shape of the scheme, and these are the numbers to hold any image against:

Low and level is the whole visual signature. Two floors, 14.95 m, nothing below ground anywhere, spread at 4.27 villas per acre. A render showing a three-storey villa, a basement, a stilt level or an enclosed garage is not showing you what was filed.
The zero in the garage row is easy to skim past. With no basements and no stilts either, the 635 covered parking bays have to be at ground level - so covered parking here is not a garage, whatever a visual might imply.
A checklist for any image you are shown
- Establish what it is - render, artist's impression, photograph of another project, or stock imagery. All four circulate on pre-construction projects.
- Count the floors. Two. Height 14.95 m.
- Look for a garage or a basement. Both are filed as zero.
- Sanity-check the spacing against 4.27 villas per acre. A render showing villas packed at apartment spacing is not this scheme; one showing an estate emptier than 217 homes on 50.81 acres is flattering it.
- Separate parks from open area. Parks are 4.52 acres. Open area is 75.1 per cent of the site and includes roads, driveways, setbacks and service land. A landscape visual is showing you the former at most.
- Watch for the filed negatives - no community hall, no smart home automation, no piped gas, no air conditioning. A caption implying any of them contradicts the registration.
- Ask for the approved plan - DO3-KIADB-00078/26-27/BP, 13 August 2026, KIADB. The drawing is the document.
Three ways an image can be about a different project
It may be the apartments. Embassy South Reserve sits on the same estate: 855 homes, nine towers, up to 19 floors and 61.95 m, at 57.9 homes per acre. Tower imagery is not this project.
It may be the estate. The wider estate is marketed as Embassy Biome and Embassy Knowledge Park, and material under those names describes apartments and villas together. An image captioned with an estate name may be showing the apartment tranche. This project's registration is PRM/KA/RERA/1251/309/PR/090926/008924.
It may be another company entirely. K-RERA separately registers "The Riverine - Phase 1" under ACERS2BRICKS Private Limited and "RIVERINE VILLAS" under Home Dreams. Searching "Riverine Villas" will return a different developer's project. Use the full name Embassy Riverine.
There is a fourth, softer version: images of Embassy Boulevard or Embassy Springs - real Embassy villa projects elsewhere in North Bengaluru - shown to illustrate "the kind of thing" Embassy builds. They may be accurate about the developer's standards. They are not this project.

Construction photographs, because there are none. Interiors, finishes, specifications, landscape design or planting, none of which are filed.
Plot drawings are not published either, and that one is not an editorial choice. The record files no plot dimensions at all, so there is nothing to draw a plot boundary from - not here and not on the masterplan.
What is published, on their own pages rather than in this gallery, is an indicative villa plan for each of the three configurations and an indicative masterplan. Both are drawn to filed areas and the filed cluster count, both are labelled indicative where they appear, and both leave soft exactly what the record leaves unsaid.

Filed carpet areas are 262.81 sq.m for the 4 BHK (roughly 2,829 sq ft), 335.83 sq.m for the 4.5 BHK (roughly 3,615 sq ft) and 426.16 sq.m for the 5 BHK (roughly 4,587 sq ft). These are carpet areas, not saleable areas. On villa products carpet commonly runs at roughly 65 to 70 per cent of super built-up, so the saleable figures quoted to you will be materially higher.
Filed parks are 18,294.88 sq.m, being 4.52 acres - 8.9 per cent of the site, and roughly 84 sq.m per villa. That is about twelve times the per-home park provision the apartment tranche files. Note this is distinct from the 75.1 per cent open area, which includes roads, driveways, setbacks and service land.
Not according to the filings. Embassy Riverine files a clubhouse of 3,900 sq.m - 41,979 sq ft - and Embassy South Reserve files a separate one of 3,626 sq.m. 81,009 sq ft between them, filed separately. No registration record on either project describes a sharing arrangement. If you are told otherwise, ask to see it in writing.
Yes, and unusually so. 217 villas on 50.81 acres is 4.27 villas per acre, with a sanctioned FAR of 0.47, two floors and no basements. The apartment project on the same estate - same promoter, same plan number, same sale deed - files 57.9 homes per acre at FAR 2.14. That is a 13.5-fold difference between two filings you can read side by side.
Almost certainly. The two registered projects account for 65.59 acres of the estate's filed 85.475 acres, leaving roughly 19.89 acres, and the developer's own investor material describes a further apartment tranche for a later financial year. On a low-density villa product, neighbouring construction into the 2030s is worth asking about specifically.
