Smart home automation being filed as absent is worth particular attention on a villa product at this price tier, where it is often assumed. The filing says no.

Parks - 4.52 acres, and the biggest number on the schedule

18,294.88 sq.m, being 4.52 acres, or 8.9 per cent of the site. Across 217 villas that is roughly 84 sq.m of filed park per household.

By way of comparison, the apartment tranche on the same estate files parks of 6,129 sq.m across 855 homes - about 7.2 sq.m per home. The villa project files roughly twelve times as much park per household. Both figures are filed; the comparison is our arithmetic.

⚠️ Do not confuse filed parks with the 75.1 per cent open area. Open area is 154,405 sq.m of 205,610 sq.m and means everything that is not building footprint - internal roads, driveways, setbacks, service land and private plot surrounds all count. Parks are the landscaped subset at 4.52 acres. Both numbers are true and they answer different questions.

The clubhouse

3,900 sq.m, being 41,979 sq ft.

This clubhouse is this project's own. Embassy South Reserve, the 855-apartment project on the same estate, files a separate clubhouse at 3,626 sq.m - 81,009 sq ft between the two. No filing on either project describes a sharing arrangement. If you are told the villas share a clubhouse with the apartments, ask to see that in writing, because the registrations describe two distinct facilities.

At 3,900 sq.m serving 217 villas, the clubhouse works out to about 18 sq.m per household - a generous ratio, and considerably more per home than the apartment tranche's 4.2 sq.m.

Sanctioned area is not a promise of fit-out. It tells you how much building is approved. It does not tell you what goes inside, when it is delivered, or whether it is complete at handover. Clubhouse phasing is a common source of disappointment on projects of this length - the certified completion date here is 30 September 2032 - and it is worth getting in writing.

The filing does not say what sports. "Outdoor sports facility, 1,200 sq.m" is the entire description - no courts, surfaces or disciplines are specified. At 1,200 sq.m it is 50 per cent larger than the apartment tranche's outdoor sports provision, serving a quarter as many households, but what occupies it is not something the record establishes.

The gym at 292.19 sq.m across 217 villas is about 1.35 sq.m per household - roughly six times the apartment tranche's ratio.

The swimming pool is filed at 250 sq.m. The record does not distinguish between water surface and deck, so treat that as the sanctioned amenity area rather than pool size.

The filing confirms these exist. It does not specify capacity. Power backup sanctioned at 100 sq.m tells you an area is set aside for backup plant; it does not tell you the DG rating, whether backup reaches individual villas or only common areas, or how long it sustains. On a villa product those questions matter more than on an apartment, because a villa has no shared riser to fall back on.

Note the scale difference: the apartment tranche sanctions 464 sq.m for power backup against 100 sq.m here, for four times as many households.

Water - the question that matters most

The filed source of water is borewell. No Cauvery or BWSSB connection is recorded.

On the Devanahalli corridor that is normal - piped municipal supply has not reached most of this area. It is also the most important long-term question on this project, and more so than on the apartment tranche, because villa households typically consume more water than apartment households and villa estates usually carry private landscaping on top of common areas.

The filing does record rainwater harvesting and water conservation and an STP under key features, which is more than many filings state. It does not give capacities for either.

Questions worth asking in writing: the tested yield of the borewells, the STP capacity and where treated water goes, the rainwater harvesting provision, whether private plot landscaping is on the common supply, and what happens to supply and maintenance charges if groundwater becomes constrained across a build completing in 2032.

4.82 bays per villa, which is high. Garage is filed as zero - and with no basements and no stilts anywhere in the scheme, that implies covered parking is provided at ground level rather than in enclosed garages. If you are expecting a garage, the filing does not describe one.

The record does not allocate bays by villa or by configuration.

Security

CCTV surveillance is filed, at a sanctioned area of 7.5 sq.m - which is a control-room footprint rather than a measure of coverage. The filing establishes that CCTV exists. It says nothing about camera count, coverage, perimeter security, access control or manned security. Those are worth asking about on a 50.81-acre gated estate.
